Währing is the 18th district and is located in the north-west of Vienna. On a total area of 6.28 km² live 51,559 inhabitants. Währing is with 1.73 km² of green zones one of the greenest areas of the city and apart from the natural scenery, there is also an architectural variety observable: around the Vienna Beltway, Währing is densely built-up with residential building. Therefore, this is a very attractive area for investors who want to invest in such real estates. In the other part of the district there are single-family homes and Villas prevalent. Latter were built in the 19th century style of English farmhouses. Nowadays, this region is called Cottageviertel.
The 18th district is known as a noble neighbourhood, amongst others because there are many embassies: Israel, Republic of Korea, Grand-Duchy of Luxembourg, Ukraine. In total, there are around 4,228 residential buildings in Währing, 2,113 of them were built before 1919 and 462 after 1991. The district is also very interesting for real estate developers because of its numerous renovation projects and loft extensions. The average living space in the district is around 79 m² and the living space per head is approx. 40 m². Notice that the prices for real estates in Währing are very high: the purchase price for an apartment is approx. € 7,500/m² and the rental price is around € 12.60/m².
For the stable demand for rental apartments contribute especially higher education institutions, as the University of Natural Resources and Life Sciences and the Institute of Astronomy with the University Observatory. Latter is also one of the main tourist attractions of the district. Further attractions for tourists are also the world-famous cemeteries Währinger Friedhof and the Jewish cemetery, the swimming pool Schafbergbad and various marvellous and spacious parks as the Pötzleinsdorfer Schlosspark and the Türkenschanzpark.
