Leopoldstadt is the 2nd district of Vienna and is located between the Danube and Danube Canal. On a total area of 19.27 km2 live 108.269 people.
Currently, Leopoldstadt is one of the most modern and most dynamic districts of Vienna. Its cityscape changes constantly, such that it has become a colourful mix of historic (theatres, cathedrals) and modern buildings (high-rise buildings, shops, residential buildings). The 2013 built campus of the University of Economics (Wirtschaftsuniversität Wien with a learning centre, a library and various buildings with lecture halls: total investment amount of about € 492 Mio.) has led a lot of investors and developers into the 2nd district, as the demand and necessity for leasable area has risen.
Furthermore, the 2nd district offers because of its outstanding location numerous commercial properties for rent as well as for sale. Since the renovation of Prater`s surrounding area (expansion of the public transport system; reconstruction of the exhibition centre “Messe Wien”; construction of a congress center), the 2nd district attracts business people as well as company headquarters. Furthermore, the Western railway which connects Vienna with St.Pölten, Linz and Salzburg plays an important role in the development of the district and attracts thereby investments. Despite the historically influenced architecture, a lot of potential is also exploited for modern buildings (e.g. Marina Tower). Nevertheless, Leopoldstadt is also a family oriented district because of its distinct educational infrastructure. Considering all mentioned factors, the average price for proprietorship of living space is around € 6,700/m² in case of first occupancy and around € 4,850/m² otherwise.
The 2nd district is also known for its numerous tourist attractions which guarantee a stable all-year tourist flow: the Wiener Prater, which is a green area being under environmental protection, with its famous amusement park, the 300 year old Viennese porcelain manufactory, the Museum of modern art, the Park Augarten which has a total area of 52.2 hectare and has the oldest baroque garden area of Vienna, the Ernst-Happel-Stadium, etc. In 2017, around 1,873,493 overnight stays were recorded.
